Heating Maintenance

  • Inspect main gas burners on furnace 
  • Clean or replace standard air filters (up to 1”)
  • Inspect inside cooling coil 
  • Inspect primary drain pan
  • Inspect secondary drain pan
  • Clean condensate drain line
  • Clean condensate pump 
  • Inspect blower components
  • Adjust blower components if needed
  • Inspect condenser coil
  • Clean condenser coil as necessary
  • Clean compressor compartment
  • Inspect all electrical connections
  • Monitor air conditioning operating
  • Tighten loose electrical connections
  • Monitor air conditioning operating pressures for proper refrigerant charge
  • Monitor voltage and amperage draw on all motors
  • Monitor cooling and heating cycles
  • Tighten loose electrical connections
  • Inspect thermostat operations
  • Tighten loose electrical connections
  • Test operation of zone control system (where applicable)
  • Heat Pump only procedures are below
  • Inspect evaporate coil
  • Inspect outdoor coil
  • Clean outdoor coil as necessary
  • Inspect refrigerant level
  • Inspect electric heat strips

Air Conditioning Maintenance

  • Clean or replace standard air filters
  • Inspect all electrical connections
  • Tighten loose electrical connections
  • Monitor voltage and amperage draw on all motors
  • Monitor cooling and heating cycles
  • Inspect and test safety controls
  • Clean condensate drain line
  • Inspect thermostat operations
  • Clean humidifier (where applicable)
  • Test operation of zone control system (where applicable)
  • Inspect UV light (where applicable)
  • Furnace only procedures are below
  • Inspect heat exchanger operation
  • Inspect for cracked heat exchanger
  • Inspect burners for proper operation
  • Vacuum and adjust heat exchanger and burners as necessary
  • Inspect pilot operation
  • Monitor flue draft for safe operation
  • Inspect for cracked vent piping
